Urgent & Non-Urgent Repairs


The definition of urgent/emergency repairs as set out in the Residential Tenancies Act 1997;

  • A burst hot water service
  • A serious roof leak
  • A dangerous electrical fault
  • A failure or breakdown of any essential service or appliance provided by your landlord or agent for hot water, water, cooking, heating, or laundering
  • Any fault of damage in the premises that makes the premises unsafe of insecure
  • A serious fault in a lift of staircase
  • A blocked or broken toilet system
  • A gas leak
  • Flooding or serious flood damage
  • An appliance, fitting of fixture that is not working properly and causes a substantial amount of water to be wasted
  • Failure or breakdown of the gas, electricity, or water supply

Please note air conditioners are NOT urgent repairs in Victoria

ALWAYS try to contact the office or property manager and leave a detailed message, prior to calling out a technician as we have 24 hours to attend to urgent repairs. If this is not possible; you must notify the office the next business day after the repair.
